Reedy Isle Davenport: New Construction, Low HOA, and Phase 1 Sales

The Big Reveal: Sales Start This April!

The wait is almost over. For those looking to get in on the ground floor (literally), homes are expected to start selling as early as April 13th, with the first major sales window running through the end of the month.

In a multi-phase community like Reedy Isle, the earliest phases often offer the best introductory pricing and lot selections. If you’ve been on the fence, the second half of April is your window to act.

A Multi-Builder Powerhouse

One of the most unique aspects of Reedy Isle is the diversity of home styles. While Lennar is a major presence, they aren’t the only ones on the block.

  • Trinity Family Builders is already showcasing plans like the Hayden and Lopez Max Flex (perfect for multigenerational living).

  • DRB Homes is also expected to join the lineup, bringing their reputation for customizable luxury and modern floor plans.

  • Multiple Phases: This isn’t a “one and done” neighborhood. The multi-phase rollout ensures that as the community grows, so do the amenities and infrastructure.

Low Fees, High Value

The math behind Reedy Isle is one of its strongest selling points. Based on the 2026 estimates, the community is designed to be affordable for families and professionals alike:

  • Low HOA: At just $91.00 per month, you get professional management and full access to the high-end amenities.

  • CDD Structure: The CDD (Community Development District) fees are estimated at approximately $1,750 (Debt) and $355 (O&M) annually. This covers the massive infrastructure and keeps the neighborhood looking pristine.

Amenities: More Than Just a Pool

Reedy Isle is leaning heavily into the “lifestyle” aspect. Residents will enjoy:

  • The Hub: A clubhouse with an onsite manager and a state-of-the-art fitness center.

  • Water Fun: A resort-style swimming pool and a dedicated splash pad for the kids.

  • Outdoor Living: Shaded playgrounds, walking trails, and a dog park for your four-legged family members.

The wait for your "Publix Fix" is almost over, Davenport!

If you’ve driven past the intersection of US Highway 27 and Minute Maid Ramp Road 2 lately, you’ve likely seen the construction dust settling and a very familiar green-and-white facade emerging. Here is everything you need to know about the upcoming Shoppes at Citrus Creek and its star tenant.

3/20/2026

What’s Coming to The Shoppes at Citrus Creek?

The new development, located at 42660 US Highway 27, is more than just a grocery store—it’s a major community hub designed to serve the massive residential growth south of I-4.

  • The Main Event: A brand new, 48,387-square-foot Publix Super Market (Store #2088).

  • The Extras: The center will include roughly 11,000 square feet of additional retail space, featuring "vanilla shell" units perfect for local boutiques, nail salons, or coffee shops.

  • Dining & Services: Two outparcels are situated at the front of the property, intended for drive-thru restaurants and quick-service concepts to fuel your morning commute.

When is the Grand Opening?

While official "ribbon-cutting" dates can shift slightly based on final inspections, current development timelines from Crossman & Co. and local construction updates point toward an anticipated completion in Spring 2026.

Why This Location Matters

If you live in Ridgewood Lakes, The Falls at Minute Maid, or any of the nearby 15,000+ new residential units, you know the struggle: the existing Publix locations at Deer Creek and Berry Town Center are busy.

This new store is strategically placed to:

  1. Ease the Traffic: It provides a much-needed alternative for residents who currently have to battle US-27 traffic to reach the I-4 junction.

  2. Modern Amenities: As a newer build, expect the "latest and greatest" layout, potentially including a Publix Pours (where you can sip a beer or coffee while you shop) or an expanded deli with dedicated online-order pickup shelves.

Stay Tuned!

As the landscaping goes in and the shelves get stocked, we’ll be sure to update you on the official opening date and any grand opening specials (did someone say Chicken Tender Sub sales?).

Whether you're looking to move within walking distance of the new Publix or thinking of selling while the area is booming, I’m here to help—contact me today to discuss your next move in Davenport!

What’s Coming to Davenport? New Stores & Restaurants Opening in 2026

If you’ve driven down Highway 27 lately, you’ve noticed the orange groves disappearing and construction fences going up. As a local Realtor, the #1 question I get isn’t just “What is my home worth?” but “What are they building over there?”

Davenport and Haines City are currently in the middle of a massive retail “glow-up.” From major big-box anchors to new dining spots, here is the scoop on what is coming to our backyard in 2026.

1. The Big One: Home Depot is Coming!

For years, Davenport residents had to trek to Lake Wales or Winter Haven for home improvement needs. That’s changing. A massive 135,000+ square foot Home Depot is officially in the works for the intersection of Hwy 27 and Davenport Blvd.

  • The Bonus: A new Sherwin-Williams Paint Store is also planned for the same immediate area, making this the new hub for local homeowners and DIYers.

2. Crossroads Village Center (Haines City’s New Hub)

The 120-acre Crossroads Village Center (at the US 27 and US 17-92 interchange) is the project everyone is watching. The headline news? Haines City is finally getting its first Target. With a goal of completion by Summer 2026, this center will also house:

  • Multiple new sit-down restaurants.

  • A new hotel to support our growing tourism and business travel.

  • 300,000 square feet of total retail space.

3. New Dining & Quick Bites

The “ChampionsGate side” of Davenport and the corridor near Posner Park continue to land big names. Keep an eye out for these upcoming openings:

  • IHOP: Coming to U.S. 27 in Haines City (near Miracle Toyota).

  • Dutch Bros Coffee: The cult-favorite coffee chain is expanding into the Davenport area.

  • Blend & Bite: A new independent eatery slated for ChampionsGate Blvd.

  • Fast Food Expansion: New McDonald’s, Wendy’s, and Bojangles locations are all moving through the pipeline along Hwy 27 to keep up with our population growth.

4. Expansion at Posner Park & Beyond

Posner Park isn’t finished yet. With Hobby Lobby and BJs Wholesale already staples, new “out-parcels” are being developed for medical offices, banking, and additional “Quick Service” restaurants (QSRs) to serve the thousands of new rooftops in Ridgewood Lakes and surrounding communities.

Why This Matters for Homeowners

Commercial growth follows rooftops. When major retailers like Target and Home Depot invest millions into a zip code, it’s a massive “Buy” signal for the area.

  • Convenience: Less time in traffic means a higher quality of life.

  • Property Value: Proximity to high-end retail and grocery stores historically boosts home resale values.

  • Jobs: These developments are bringing thousands of local jobs to Polk County, further strengthening our local economy.

Thinking of buying or selling near these new developments? Knowing exactly where the next “hot spot” will be is my specialty. If you want a list of homes within walking distance of these new shops, or you want to know how the new Home Depot might impact your property value, reach out today!

Whether you’re a first-time homebuyer, a growing family, or someone looking to relocate closer to the magic of Orlando, the buzz in Polk County is all about Wynnstone.

This freshly opened master-planned community in Davenport, FL, is quickly becoming a favorite for those who want the “Disney lifestyle” without the tourist-corridor price tag. Here is everything you need to know about who is building there, what the community offers, and why the location is a game-changer.

Wynnstone main entrance

The Big Names: Meet the Builders

Wynnstone isn’t just one builder’s vision; it’s a collaboration between four of the industry’s heavy hitters. This variety means you’ll see diverse architectural styles and price points throughout the neighborhood.

Builder Background & Focus
Casa Fresca Homes The “boldly unboring” builder, offering vibrant, modern designs tailored for contemporary Florida living.
D.R. Horton “America’s Builder” offers concrete block construction and open-concept layouts, often including smart home technology packages.
Lennar Famous for their “Everything’s Included” approach, Lennar simplifies the process by including premium upgrades as standard features.

Stanley Martin Homes Known for functional, designer-inspired floor plans, they focus on smart design and high-value single-family homes.

Community Features: Resort Living at Home

Wynnstone was designed to be more than just a place to sleep—it’s built for an active, connected lifestyle. Residents can expect a “staycation” vibe with these planned amenities:

  • Resort-Style Pool & Cabana: The heart of the community, perfect for cooling off during those Florida summers.

  • Playground & Tot-Lot: Dedicated spaces for kids to burn off energy in a safe environment.

  • Dog Park: A social hub for the four-legged residents.

  • Green Spaces: The master plan emphasizes Florida’s outdoor lifestyle with manicured common areas and walking paths.

Location & Surroundings

The real “secret sauce” of Wynnstone is its positioning. Tucked just off US-27 and only 3 miles from I-4, it’s a commuter’s dream.

1. Proximity to Magic

You are roughly 12 miles southwest of Walt Disney World Resort. Whether you’re a Cast Member or an annual passholder, you can be at the parks in about 20 minutes (traffic permitting!).

2. Shopping & Dining

The community is minutes away from Posner Park, a massive open-air shopping mall featuring a Cinepolis IMAX theater, Target, Starbucks, and a variety of dining options like First Watch and Chipotle.

3. Outdoor Adventure

  • Hilochee Wildlife Management Area: Perfect for fishing, hiking, and seeing Florida’s natural beauty.

Davenport & Haines City Real Estate: 2026 Market Trends You Need to Know

The Central Florida real estate landscape has officially shifted. As we move through March 2026, the frantic “bidding war” era of the past has been replaced by a balanced, strategic market. Whether you are looking to plant roots in Haines City or invest in a short-term rental near Davenport’s resort corridor, understanding the current data is the key to a smart move.

Here is what is happening on the ground right now:

1. Prices are Stabilizing (The “New Normal”)

In Davenport, the median home price has settled around $385,000, showing a modest and healthy year-over-year growth of about 2.5%. Haines City remains one of the best value-plays in Polk County, with median prices hovering near $329,000.

For buyers, this is great news: the days of prices jumping $10k every month are behind us, allowing for more predictable planning.

2. Inventory is Rising, Giving Buyers Leverage

In early 2026, we’ve seen a 35% increase in inventory compared to this time last year. With over 1,600 active listings in the Davenport area, buyers finally have the “power of choice.”

  • The Trend: Homes are staying on the market for an average of 80–90 days.

  • The Strategy: Sellers who price correctly from day one are winning. Overpriced homes are seeing quick price drops as buyers become more selective.

3. Mortgage Rates & The “6% Threshold”

As of March 2026, mortgage rates have found a steady floor near 6%. While we aren’t seeing the 3% rates of years past, this stability has “unlocked” the market. Many local buyers are moving away from the sidelines, realizing that waiting for a “perfect” rate that may never come is less effective than negotiating a better purchase price today.

4. The “No CDD” & New Construction Draw

One of the biggest trends I’m seeing in Haines City specifically is the demand for No CDD communities. With insurance costs and taxes being a top-of-mind concern for Florida homeowners in 2026, properties that offer lower carrying costs are selling significantly faster. New construction builders are also offering aggressive incentives—including rate buy-downs—to help buyers bridge the affordability gap.

5. Why Davenport is Still an Investor Favorite

Despite a more balanced market, the proximity to Disney and the growth of the ChampionsGate and Solterra areas keep rental demand high. We are seeing a move toward “Luxury Lifestyle” rentals—homes with high-end amenities and smart-home integration are seeing the highest ROI.

The Bottom Line for 2026

The 2026 market rewards preparation over speed. If you are selling, your home needs to be “show-ready” and marketed with high-end video to stand out. If you are buying, you finally have the room to breathe, inspect, and negotiate.
